Are landlords responsible for refrigerator problems?

Whether or not landlords are responsible for refrigerator problems varies based on state law; however, most states do not require that landlords handle refrigerator problems. The party who is responsible for these repairs may also vary based on the terms of the lease.
There may also be differences in who handles refrigerator problems between landlords at an apartment complex and those that rent out single family homes. In apartment complexes, maintenance staff is generally responsible for making any repairs. Landlords that rent out single family homes may expect the tenant to hire someone to fix the repairs, or to pay for a replacement refrigerator.
