What is a disclaimer deed?

A disclaimer deed is a deed that does not warrant good title and can only be used by married couples. One person in the marriage signs as the grantor (the giver of the property), and the other person in the marriage signs as the grantee (the receiver of the property).

Disclaimer deeds are used when one partner in a marriage wishes to give up his claim to a piece of property. The deed only applies to the property that is described in the deed; it does not affect any other pieces of property owned by the couple. There is no warranty to the title when using a disclaimer deed.
