What are factory-built homes?

A factory-built home is a housing unit that is constructed almost entirely at a factory facility and shipped to the lot location where it is erected or installed. Manufactured, modular and mobile homes are distinctly different in their construction.

Manufactured homes comply with the Title 6 construction standard of the U.S. Department of Housing and Urban Development's code. A modular home is factory-built to a specific state code, and mobile homes are not constructed to a uniform standard. The classification of a factory-built home can affect where the home can be located, the type of financing for which it is eligible and tax liabilities.
