Different states and mobile home parks have different rules and policies, but most parks that rent units include park fees in the price. An individual owner renting a trailer, however, might not. It's important to ask before signing a lease to avoid spending more per month.
People who buy trailers often have to do even more research. Some areas hold buyers responsible if the seller has any past-due bills, and these costs rise quickly. Other areas forbid the park from going after someone who buys the trailer. Buyers might be able to negotiate with the park over past-due items, as parks are sometimes willing to take a loss if the new owner is prompt with payments.
