Property managers and management companies typically charge a monthly percentage of the gross rental income. They may also charge a setup fee, maintenance fee, renewal fee and cancellation fee, or charge a flat monthly fee or project-based fee.
Property manager percentage-based monthly fees average between four and 10 percent. With this structure, if the property is vacant, the owner does not pay the management company. Property managers can also use a flat fee structure, usually for larger buildings, where the amount is the same regardless of the number of units occupied. A project-based fee is appropriate when a property owner needs only select services, such as finding a tenant.
