In Los Angeles, landlords who want to terminate tenancy must give a written notice allowing a tenant 30 days to move or 60 days if the tenant has lived there for a year or more. However, if the tenant has breached the terms of the lease, less notice is allowed.
In case of nonpayment of rent, the landlord can serve the tenant a 3-day notice to pay rent or quit. If the violation is something that cannot be fixed, a 3-day notice to quit can be served. Tenants must give their landlord 30 days notice when terminating a month-to-month tenancy in California, unless otherwise specified in the rental agreement.
