The usual life span of a water heater is about eight to 12 years, depending on local weather conditions, installation quality and the amount of maintenance completed. If a water heater is over 10 years old and does not work properly or leaks, it is probably time to replace it.
To attempt to repair a gas water heater before replacing it, a homeowner can check that the pilot light is lit and the connection to the gas line is not broken. If the water is not getting hot enough, it may be possible to fix the problem by insulating the hot water pipes or increasing the temperature setting on the thermometer.
