Single-level townhomes are more expensive than two-story models. The cost of land for a townhome’s foundation, roofing and guttering, insulation and additional exterior walls is higher for a single-level house, assuming both models are of equal square footage, according to the Chicago Tribune
A builder needs to set up a large foundation to cater for a single-level house, which is expensive. Setting up a basement slab and plumbing is equally costly. A two-story model requires a smaller foundation, less roofing materials and less space. Insulation costs are also lower for two-story townhomes, which are more energy efficient than single-story houses, says the Chicago Tribune.
