What is the difference between an RV and a mobile home?

Some differences between a recreational vehicle, or RV, and a mobile home include that an RV is smaller, is motor-driven and requires registration through the Department of Motor Vehicles. A mobile home is larger, is not motor powered and is registered through the Department of Housing and Community Development.
RVs and mobile homes are both equipped with a living area, along with other amenities of a traditional home. An RV does not possess over 400 square feet of living space, while some mobile homes are the size of a small house. Mobile homes come in single-wide size and double-wide size, and some of them are two stories.
