With a down-payment assistance program, a home seller provides the buyer with cash for a down payment, the Lending Tree explains. Doing this helps a seller attract a larger number of buyers. Because federal regulations prohibit sellers from directly providing the buyer with cash for a down payment, a third party becomes involved. Those third parties are the organizations that administer the cash for the down payments.
