Proper discharge for veterans and specified times in active duty for current servicemembers also determines who qualifies for a VA mortgage loan, according to the U.S. Department of Veterans Affairs. Qualified applicants must intend to personally occupy the desired home being applied for. Restrictions pertaining to age and remarriage determine the qualification of surviving spouses.
