When should you seal asphalt?

Sealing asphalt can be done as preventative maintenance once the asphalt has fully cured or applied to repair cracked, stained or faded asphalt. Heat, cold, salt, sun, gas, grease and salt can all damage asphalt, leaving it damaged and looking terrible. Sealing it can make it look like new again.
It is important that before applying asphalt sealer that surface has been fully prepared. Cracks that need to be filled, in some cases, must have at least 6 months to cure. The temperature must be a minimum of 60 degrees Fahrenheit or more. Sealer should not be applied if there is rain in the forecast within 24 to 48 hours. Once applied, the sealer must be allowed to dry for up to 48 hours before use.
