What does subletting mean in a tenancy?

Subletting refers to an agreement between the current tenant and a subtenant. The subtenant will assume the remainder of the lease that the current tenant signed, and the current tenant will vacate the property. Most landlords will require approval before allowing a tenant to sublet their property.

Subletting is often done when a tenant needs to vacate his or her property, either to relocate or because of financial difficulties. Subtenants are not be able to extend their sublet contract beyond the initial lease and will generally be required to sign their own lease with the landlord directly if they want to remain in the property.
